Summary:
The Construction Manager at TSG will be responsible for ensuring construction projects are completed on time and within budget by overseeing all phases of the project. This includes working with a variety of stakeholders to schedule and plan work, retrieve the necessary permits, coordinate equipment, and materials, operate within an approved budget, and monitor the overall progress. The Construction Manager will also be responsible for communicating the client’s goals to the subcontractors and construction workers and validating that work is being completed in accordance with their contract. Being a reliable and credible advisor to clients, the Construction Manager leads by example and values knowledge sharing. The selected candidate must be a self-motivated/self-starter who is able to work independently and collaboratively in a fast-paced deadline-driven environment.
General Responsibilities:
- Collaborates with engineers and architects to determine the project specifications
- Compiles and plans budgets, cost estimates, and other financial estimates, working with estimator as required
- Obtains or oversees the obtainment of, permits and licenses from appropriate authorities
- Determines or validate needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations
- Monitors all construction operations and schedules intermediate phases to ensure deadlines are met
- Oversees or otherwise helps to ensure the timely acquisition of equipment and materials and stocked items to avoid unnecessary delays
- Assists in the hiring of contractors and other staff as required
- Evaluates progress and prepares detailed reports
- Proactively anticipates potential roadblocks and works to overcome them, escalate issues as appropriate
- Ensures adherence to all health and safety standards and report issues
- Ensures all legal requirements, building and safety codes, safety inspections, USVI guidelines, and local regulations are met
- Ensures that projects are completed on time and within budget
- Prepares for, and facilitates, project meetings
- Ensures all project documentation (agendas, minutes, risk/issues log, change orders, etc.) are developed and maintained according to standards
- Builds client relationships and effectively partners with client(s), stakeholders, and management
- Communicates and influences effectively throughout the company including during executive/board level discussions and crucial conversations with key stakeholders to achieve client/project/program objectives
- Ensures that project economics, staff mix, and budgets are managed appropriately and identifies key issues and/or challenges picking the best choice among alternatives (consults with others where appropriate)
- Supports new business pursuits and influences development initiatives
- Makes timely decisions and takes proper actions reflective of business and client objectives
- Builds trust-based relationships while leveraging and enhancing them to achieve results; creating greater opportunities to serve clients
- Coaches and mentors Project Managers and Project Coordinators
- Maintains flexible schedule to meet all project deadlines tracking and managing time responsibly
Basic Qualifications:
- Bachelor’s Degree
- Proven experience as a construction manager (at least 5 years)
- In-depth understanding of construction procedures and project management principles
- Familiarity with health and safety standards
- Knowledge of local building code regulations
- In-depth understanding of the construction industry
- Extensive experience with construction/ project management software
- Outstanding communication and negotiation skills
- Excellent organizational and time-management skills
- Strong business writing skills
- Facilitation and presentation skills (in person & virtually)
- Proficient in using Project Management tools, templates, and systems (WBS, Project Schedule Software, Charter, Risk/Issue Log, Project documentation (agenda, minutes, action items, status reporting, etc.)
- Microsoft Office 365 experience
Preferred Qualifications:
- CCM certification
- PMP certification
- Proposal writing experience
- Consulting with Government Services experience
- United States Virgin Islands resident
